Stucco Maintenance
  

Thank you for your business over the past years. In order to protect one of your most valuable assets, we are providing a check list, which will aid in you personally inspecting your home’s stucco system. The following related items should be checked annually in order to protect and eliminate any serious stucco damage in the future.   STUCCO SYSTEM CHECKLIST 
  Caulking Check caulk around windows, doors, dissimilar materials, light fixtures, hose bibs, electrical outlets and boxes. The caulk bead should be spongy when you push your finger nail into it, and not separated from window/doors or stucco system or cracked.
  Gutters and Downspouts  Water should be draining from roof line into gutters, not onto the stucco. Gutter drains should be checked for foreign matter.
  Stucco Elevations  In compliance with Building Codes- Stucco should be 4"-6" above grade and 2"-3" above concrete, otherwise moisture will intrude into the stucco system. 
   Delamination  Check walls, especially around windows and doors. There should not be any “bubbles” or indication that stucco has moved away from wall. The best way to check is to push your palm against the suspected area. If it moves, this is a strong indication of delamination or there is a possibility that moisture has penetrated behind the stucco system. If moisture has intruded, the substrate and framing is susceptible to rotting and black mold.
   Stucco Cracking  Check for major cracks developing in stucco system. "Rule of Thumb"- Cracks over 1/16" (width of a dime), should be sealed with stucco, NOT CAULKING.
  Bottom of Stucco   If the bottom of the stucco is soft or wet, there is reason for concern.
